These terms cover your use of Free Leads Saturday at freeleadsat.closenova.app, run by Closenova, operated by Stilwell Investments (“we”, “us”). By using the site you agree to them. If you don't agree, please don't use it.
What the leads are
Each lead combines facts from public records — the county tax record, recorded deeds and published sale notices — with our own estimates of value, repairs, rent, loan balance, past-due amounts, costs and returns. Every estimate is marked ≈.
Facts can go out of date the day they are posted: a sale can be postponed or cancelled, a loan brought current, a house listed or sold.
The leads are free. We charge no fee, and we take no split, referral or other payment for them, from you or from anyone else.
What the leads are not
They are not an offer to buy or sell anything, not a listing, not an appraisal, and not legal, tax, financial or investment advice.
We are not a real-estate broker. We don't represent you or any owner, we have no agreement with any owner listed, and no owner listed has asked to be contacted.
An estimated spread is the result of the assumptions shown, not a promise of what you or anyone will earn. Most leads never become a contract.
We don't post a lead we are working ourselves, have made an offer on, or are under contract on.
Provided as-is
We put the leads together with care, but we don't promise they are accurate, complete or current. The site, the leads and the letter are provided “as is” and “as available”, without warranties of any kind, express or implied, including any warranty of accuracy or fitness for a particular purpose. You rely on them at your own risk.
Verify everything yourself before you make an offer: the county record, the sale notice, the title, the loans and liens, the value and the condition.
If you contact an owner
You act for yourself, not for us. Don't say or suggest that you are with us, Closenova or Stilwell Investments.
Follow every law that applies to you and to the property. That includes federal telemarketing and do-not-call rules, Georgia's telemarketing law, Georgia's solicitation-notice law for written offers to buy real estate (O.C.G.A. § 10-1-393.19), and Georgia's real-estate license law.
Deal honestly. No false urgency. Don't pose as a lender, a government office or a law firm. Never tell anyone to stop paying their mortgage. Say that you may assign the contract. On a subject-to offer, tell the owner in writing that the loan stays in their name and that the lender can call it due on sale.
Stop contacting an owner who asks you to stop. If a lead is marked “Under contract” or “Gone”, leave the owner alone.
The offer letter
The letter is a generic, unbranded starting point. You decide whether to use it, you fill it in, and you send it under your own name. It is not legal advice and it is not a contract.
Have a real-estate attorney where the property is review your letter and any contract before you send or sign it. Keep Georgia's solicitation notice at the top of anything you send to a Georgia owner who didn't ask to hear from you, and on the envelope.
Using the site
You may read the leads and use them for your own investing and wholesaling.
Don't scrape the site, copy the leads in bulk, or republish, resell or redistribute them or anything else on the site. Don't try to get around the site's security, overload it, or use it to reach any other system.
The site's design, words and code belong to us. Nothing here gives you access to Closenova itself.
If you own a property listed here
Email isaiah@investstilwell.com with the address and we'll take it down within one business day. You don't have to give a reason.
The waitlist
Joining is optional. It doesn't promise you a spot, a date or any particular feature. The Privacy notice explains what we do with your details.
Limits on our liability
To the fullest extent the law allows, Closenova, Stilwell Investments and their owners and people are not liable for any loss or damage that comes from using the site, the leads or the letter — including lost profits, lost deals, or claims made by owners or anyone else. If we are found liable anyway, our total liability for all claims about the site is limited to one hundred US dollars.
You agree to cover us for any claim, loss or cost (including reasonable attorney's fees) that comes from how you use the leads or the letter, or from how you contact an owner.
Changes
We may change the site, the leads or these terms at any time. The date at the top shows the latest version. Using the site after a change means you accept the new terms.
Georgia law
These terms are governed by the laws of the State of Georgia, without regard to its conflict-of-law rules. Any dispute about them or the site will be decided by the state or federal courts located in Georgia.
