How to work these leads
Verify
Pull the county tax record and the published sale notice yourself. Confirm the owner, the value, the loan, the liens and whether the sale date has moved. Our numbers are estimates.
Reach out the right way
Mail goes with Georgia's solicitation notice — the letter has it. Before you call or text, scrub every number against the National Do Not Call Registry, call between 8 a.m. and 9 p.m. the owner's time, and stop the first time you're asked.
Get it in writing
Say you're an investor and that you may assign the contract. Put every term in a written agreement and close with a Georgia closing attorney — one who does subject-to and seller finance, if that's the deal.
Assign or buy
Take it to your buyers with the numbers below, or keep it. Assigning a contract or marketing a house you don't own can need a license in some situations — ask a Georgia real-estate attorney before you sign with an owner.
Deal straight with the seller
- Many of these owners are behind on payments or facing a sale date. Be calm and plain: no deadlines you made up, and never sound like the lender, the county or the government.
- Never tell anyone to stop paying their mortgage. Never call your offer a loan, a program or a way to save the house.
- Say who you are, that you're an investor, and that you may assign the contract to another buyer.
- On subject-to, put it in writing: the loan stays in the owner's name, they stay liable for it, and the lender can call it due on sale. FHA and VA loans carry extra federal rules — get an attorney first.
- Tell owners they can talk to a HUD-approved housing counselor or their own attorney before they decide — even when that means you earn nothing.
