The short version

You can read every lead on this site without giving us anything.

If you join the waitlist, we use your details only for the waitlist and to email you about Closenova and Free Leads Saturday. We never sell, rent or trade them.

What you type into an offer letter stays in your own browser. It is never sent to us.

No cookies, no analytics, no advertising and no third-party trackers.

What we collect when you join the waitlist

Your name and email address, which are required. If you choose to give them: your company, what you buy and where, and how many deals you do a month. We also keep the date and time you joined.

Your device's internet (IP) address. Our server passes it to Closenova's system only to count sign-ups from each network and stop automated abuse. It isn't saved with your sign-up and isn't used for anything else.

What we collect from every visitor

Nothing on purpose. Like any website, our hosting provider records standard technical details of each request — such as the IP address, the browser, the page asked for and the time — to deliver the site and keep it secure. We don't use those records to identify visitors or build profiles.

Your offer-letter details stay with you

The name, company, phone and email you type into an offer letter are saved in your own browser, on your own device, so all ten letters can use them. The letter and the .docx download are put together inside your browser. None of it is sent to us or anyone else.

To clear those details, empty the fields, or clear this site's data in your browser's settings.

Why we use your details

To run the Closenova waitlist: to contact you when we open more spots, to ask about how you work so we can decide who to invite, and to email you about Closenova and Free Leads Saturday. Nothing else.

Every email we send will say who it's from and give you a way to stop receiving them.

Where your details go

When you join, this site's server hands your details straight to Closenova's own system, where they are added to the Closenova beta's access list. Your browser never talks to that system directly. Only Closenova's own staff can see the list.

Companies that help us run it

Vercel hosts this site and Closenova. Neon hosts Closenova's database, where the access list is kept. They process your details only to run those services for us.

We email from our own business email account. If we start using an email-sending service, we'll name it here before it handles your details.

How long we keep it

We keep your sign-up while the waitlist is open and, if you join Closenova, as part of your account. You can ask us to remove it at any time.

Seeing, correcting or removing your details

Email isaiah@investstilwell.com to see what we have about you, to correct it, to stop our emails, or to have your sign-up deleted. We'll confirm it's really you, do it by hand, and tell you when it's done. We keep only what we must — for example, a note that you asked us not to email you again.

If you own a property listed here

The leads on this site are put together from public records. If you own a property listed here and want it taken down, email isaiah@investstilwell.com with the address. We'll take it down within one business day. You don't have to give a reason.

Do Not Track and other sites

Your browser may send a “Do Not Track” signal. This site doesn't track visitors across other websites and lets no one else do so here, so it works the same either way.

Keeping it safe

Everything travels over encrypted connections, and the hand-off to Closenova uses a secret key your browser never sees. No system is perfect; if something goes wrong that affects your details, we'll tell you.

Children

This site is for adults doing business. It isn't meant for anyone under 18, and we don't knowingly collect their information.

Changes to this notice

We'll post each new version here with a new date. If a change affects how we use details you've already given us, we'll email you before it applies to them.
